AVONDALE

Talk about location! Avondale is a mid-size city located at the base of the Sierra Estrella Mountain range, just where the Agua Fria and Gila Rivers meet. It’s only 25-minutes from Downtown Phoenix, so amenities are plentiful, but it’s a quiet suburb with a more family-friendly feel to it.

Average home prices in Avondale are just over $200,000, making it one of the most reasonably priced of the Phoenix suburbs. It’s a favorite amongst middle-class families who want cleanliness, safety, and affordability. The Coldwater Springs subdivision is built around the Coldwater Springs Golf Course; a full 18-hole course that offers several breathtaking views of the surrounding mountains. The community park is large and well-maintained with a new playground and plenty of open space.

You can find well-maintained homes, right on the golf course, for under $300,000! The Garden Lakes subdivision is another local favorite. This community was built around not one, but two blue lakes where residents like to boat, fish, and play. There are over 1200 homes in this subdivision, many are waterfront properties, and most have been masterfully upgraded.

Despite its small, family-feel, Avondale is BIG on sports entertainment! Home to the Phoenix International Speedway, Avondale is a supreme NASCAR destination and hosts two famous annual races.

Spring training for a handful of MBL teams, including the Chicago White Sox and Los Angeles Dodgers, takes place every year just minutes away from the heart of Avondale. Arizona’s own Cardinals play at the University of Phoenix Stadium, just five miles away. And the Phoenix Coyotes (an NHL hockey team in the desert!) plays at the Gila Rivera Arena right down the road.

If outdoor entertainment is more your thing, Avondale’s got your back! This community provides easy access to Estrella Mountain Regional Park, which attracts thousands of visitors each year for its picturesque hiking and running trails. And one of the most recent additions to the local outdoor life is the Tres Rio Wetlands Project. Built by the Army Corps of Engineers, this project was designed to preserve the local nature, restore habitats, promote environmental education, and provide a unique recreational center for the area residents, including hiking, biking, and nature viewing.

Avondale residents can enjoy the great outdoors without ever leaving the city limits, though. Dog parks, splash pads, soccer fields, baseball diamonds, parks, and playgrounds are plentiful, and many of them are connected by the well-maintained walkways that weave through the subdivisions.

The Avondale community is served by three distinct school districts, as well as three continuing education facilities, including the Universal Technical Institute and Estrella High School, a free public charter school.

For amenities and businesses, Avondale has nearly everything its residents need. From big-box stores to locally-owned coffee shops, to professional services and more, shopping centers and commercial parks like the Coldwater Plaza are bustling with options.
